    After a year of considering code amendment proposals in technical stakeholder committees, a draft of the final proposed Denver Building and Fire Code and Denver Green Code is available for public review and will move through the legislative process this fall. These codes will become effective four months after their adoption date. The city currently anticipates an adoption date of November 1, 2022, and an effective date of March 1, 2023, for the new building and fire code. These are tentative, draft dates, which may be subject to extension if the code adoption process takes longer than expected.

    Starting January 1, 2023, the Town of Crested Butte will be enforcing the following building codes to ensure the health and safety of our citizens, as well as contribute to meeting the Town’s Climate Action Goals of promoting energy efficiency and facilitating renewable energy. The following provisions apply to building permits within the Town of Crested Butte. All permit applications and permit sets submitted after December 1st, 2022, will need to be designed under the newly adopted codes.

    Sprinkler Requirements: All shared wall units including duplexes, triplexes, quadplexes, and multifamily units shall meet the IFC Chapter 9 provisions.

    In June, the Colorado Division of Fire Prevention & Control issued emergency rules to allow sprinkler fitters seeking renewal of their registrations a grace period until June 30, 2023, to complete the required exam. This was determined to be an emergency as it was determined that existing testing options would be insufficient to re-register all of the State's fitters prior to the July 1 deadline.

    While the rules are opened, DFPC also elected to create rules to ensure that sprinklers installed in pre-manufactured structures will be able to meet the State's standards. 

    Finally, after a great deal of discussion with relevant entities, including CFPA, a consensus was reached to address concerns that many structures within the state will not be able to meet the September anti-freeze deadline established in NFPA 13.     A public hearing will be held on these proposed revisions on August 10, starting at 10:30 AM. This hearing will be held virtually. If you are interested in learning more or in attending or testifying, you must pre-register.

    The construction industry is experiencing unprecedented supply chain issues which has not only affected costs, but also inventory and delivery timelines. Due to nationwide shortages of various building materials, the city of Aurora is extending the deadline by which all submittals will be reviewed for compliance with the 2021 codes until May 1, 2023. 

    There will be one exception to he delayed implementation date:
    Due to the safety issues involved, the City of Aurora will begin enforcing IRC Section R324.6.1 'Pathways' from the 2021 International Residential Code (IRC) on all solar permits submitted after October 31, 2022. 

    In determining which code series to utilize for you project please be aware that once chosen, 2015 or 2021, the same series must be utilized throughout the plan review and inspection processes.
